
Lindholmen - Expansive Area in a Strategic Location
Lindholmen has transformed from an old shipyard area into Gothenburg's most knowledge-intensive and expansive area and is a key hub for the growing city.
Lindholmen is an expansive part of Älvstaden, which consists of central Gothenburg on both sides of the river. Vision Älvstaden is the project working to connect the city across the river by creating new sustainable urban environments and meeting places where pedestrians, cyclists, and motorists can easily cross the river from the city center.
Diversity in the Urban Space
Lindholmen is a large area in the midst of a transformation into a vibrant and attractive inner city. The old shipyard area is now a modern office area and international knowledge cluster where development-intensive technology and media companies mingle with researchers and students at Lindholmen Science Park and Chalmers. During the heyday of the shipyard era, a couple of thousand people worked here at most. Today, nearly 25,000 people work or study at Lindholmen. The work to make the area more urban by building housing, services, more business premises, and Gothenburg's first real skyscraper is ongoing. The plan is for 30,000 people to work and live here. The area is not just to be a haven for companies but a fully-fledged district with life and pulse even after office hours. Already today, there are local services, fitness facilities, and a wide range of restaurants. Between Chalmers and Lindholmen via Götaplatsen and Nordstan, completely emission-free electric buses run.
Properties at Lindholmen
Atrium Ljungberg owns several large properties at Lindholmen. The buildings contain modern and flexible office spaces that, with their exciting details from the shipyard era, exude soul and history. M2:an, Tornen, Citadellet, and Lindholmen 30:1 together cover 73,000 square meters of leasable area. The latter property is located right by the water at Lindholmen with Ericsson as a tenant.
Additionally, we own the ground floors in the two residential blocks Blanka and Futura along Götaverksgatan. Here, we can create a vibrant urban life with shops, restaurants, and services for residents and workers in the area. For us, it is important to be a present landlord, and therefore we also have a local office at Lindholmen.
Long-Term Urban Developer at Lindholmen
In March 2021, we signed agreements for two additional acquisitions, M1:an and Centralstationen, which are part of the property Lundbyvassen 4:6. Together, the buildings cover 22,000 square meters, and we will take possession of the buildings in mid-2026 after a new detailed plan comes into force. Through the acquisitions, Atrium Ljungberg advances its position as an active urban developer at Lindholmen.
We will continue to develop the properties at Lindholmen and add activities within culture and learning, something we have extensive experience with through previous successful urban development projects in Stockholm, Uppsala, and Malmö. Since our strength is creating dynamic holistic environments where people want to be and where different activities are side by side, we will continue our work with urban development and sustainability in Gothenburg and grow within offices, retail, and housing.
