Gränbystaden - Developing the Future-Smart City

Gränbystaden and its surrounding areas are the most expansive part of Uppsala and are expected to be fully integrated with the inner city within a few years. For several years, numerous projects have been underway here, primarily residential but also the development of office buildings, sports facilities, and healthcare.

Gränbystaden is our largest urban development project in Uppsala. Here, we are creating a long-term sustainable district – the future-smart city. In recent years, we have developed office workplaces, housing, culture, as well as more commerce and experiences on site. Uppsala is one of the country's oldest cities and has been a center for learning and culture for centuries. Now, a new Uppsala is emerging with a strong focus on business. Population growth is one of the largest in the country, and by 2050, Uppsala is expected to have 140,000 new residents and 70,000 new workplaces. Around 2035, the four-track railway between Uppsala and Stockholm will be completed, and the proximity to Stockholm and Arlanda makes the city attractive for new businesses to establish themselves. Atrium Ljungberg wants to be part of driving this development.

A Sustainable District Grows and Develops

In recent years, we have carried out several major development projects in Gränbystaden, all aimed at creating an urban environment with a mix of commerce, offices, housing, services, and cultural activities. By mixing activities, a safe place with life and movement around the clock is created. Adjacent to the southern part of the mall, three residential buildings with approximately 200 rental apartments and office spaces have been constructed. In addition to these, the production of the next residential project, Parkhusen, with both rental apartments and condominiums, is ongoing. The first of four buildings is occupied, and the sale of apartments in the second building is ongoing, with these expected to be ready for occupancy in the third quarter of 2023.

For Atrium Ljungberg, life between the buildings is just as important as the buildings themselves. We own and manage our areas and place great emphasis on creating places where people want to be and live. In addition to offices and housing, we have added a cinema, themed playgrounds, meeting places, and green spaces. We are also actively working on various sustainability initiatives in our local area, including involvement in the integration project Tillsammans with Almtuna IS, KFUM Basket's Gameplan, the Safety Council, and Homework Help. The sustainability work also includes our own project activities, meaning that all commercial new constructions in Gränbystaden will be Breeam-certified, and the housing is certified according to Miljöbyggnad.

We are investigating the conditions for starting a detailed planning process for further development of the area that currently serves as parking adjacent to the mall, totaling approximately 45,000 sqm. There is also the possibility within the existing detailed plan to develop the remaining land areas of approximately 5,000 sqm BTA for offices and commerce in the northern part. We continue the development of Gränbystaden into a mixed city where everything you need and wish for is side by side.
