Atrium Ljungberg rents out 10,000 m[2] in Hagastaden
The Swedish Economic Crime Authority is a Swedish authority that fights and prevents economic crime. Today, the authority has offices on Kungsholmen, and in December 2025 it will move its head office and Stockholm operations to Atrium Ljungberg’s property PV-palatset in Hagastaden. The lease contract covers a total of 10,000 m2, of which around 8,200 m2 is for offices. The remaining 1,800 m2 is for other space and a garage.
PV-palatset is being renovated to house modern offices while keeping its industrial character. The total renovation is planned to be completed at the end of 2025. In total, the property contains 10,600 m2 of offices. Following the lease with the Swedish Economic Crime Authority, the economic letting rate amounts to 80 per cent.
– We are pleased to welcome the Swedish Economic Crime Authority to Hagastaden. The Swedish Economic Crime Authority has had strict requirements on its future location, and we are very pleased that PV-palatset matches the authority’s requirements and choice of future working method. There is a unique mix of companies in Hagastaden, and the Swedish Economic Crime Authority is connecting to a large group that has already realised the benefits of establishing here. There are currently many other authorities and commercial companies in the area, says Andreas Malmsäter, Large Account Manager at Atrium Ljungberg.
Atrium Ljungberg is one of the largest property developers in Hagastaden, and its portfolio boasts both converted industrial buildings and modern office blocks. The plan is for Hagastaden to grow by 50,000 jobs and 6,000 new residences by the year 2030. One of the largest park projects in the city is also expected to pass through the heart of this district, linking Hagastaden with Haga Park.
The lease contract with the Swedish Economic Crime Authority is a so-called green lease contract. This is when the landlord and the tenant agree on joint measures to retain or improve the environmental performance of the premises.
PV-palatset has a total letting area of approximately 10 600 m2 NRA with an annual rental value of approximately SEK 52 million excluding surcharges. Once the premises have been let, the property’s economic letting rate will be 80 per cent. The total investment for the renovation of the property amounts to SEK 479 million.
