Atrium Ljungberg presents the first two companies coming to Mälarterrassen

With the construction of Mälarterrassen in full swing, Atrium Ljungberg now presents the first two tenants – from a total of six – that will call this new landmark their home. Urban Italian Group, the restaurateurs behind Florentine and Basta, is developing a new concept that focuses on Spanish cuisine, while restaurateur Napolyon Sürer, who runs Boqueria and other well-known restaurants in Stockholm, is creating a destination that will be a hub for unique Swedish food and beverage experiences.

The announcement of these two companies is a step in the development of Mälarterrassen, which will become a vibrant meeting place for Stockholmers and tourists and offer a broad mix of gastronomy and experiences.

“Presenting our first tenants at Mälarterrassen is a huge and exciting step along the road to its opening in 2026. Both Urban Italian Group and Napolyon and his team are players with strong concepts and new ideas, and we are pleased to have them onboard. We look forward to announcing going forward more companies that together will shape a destination filled with world-class food experiences and meetings,” says Mattias Roussakoff, Leasing Manager Food & Beverage at Atrium Ljungberg.

For the first tenants, exciting times await; Urban Italian Group is taking on a Spanish concept for the first time.

“We believe that there will be many eyebrows raised as we shift focus from Italy to Spain, but, for us, Villa Valentina is a natural development – an initiative where we combine our experience in creating successful concepts with a new passion for the Spanish kitchen and its unique culture. We want to create a warm and vibrant location that reflects both Slussen’s rich history and the charm associated with the south of Spain – a place where people from all backgrounds can meet and thrive. Mälarterrassen is Sweden’s best restaurant location and a fantastic possibility for us to bring a slice of Andalusia to Stockholm”, says Brazer Bozlak, CEO of Urban Italian Group.

Napolyon Sürer and his team look forward to creating a restaurant destination at Slussen that focuses on gastronomy and craftsmanship.

“Our vision is to be a hub for restaurant visitors seeking a unique experience in Swedish food and beverages. We want to create a restaurant that welcomes everyone, young and old, whether for a relaxing lunch or a memorable dinner. Our guests should be able to celebrate life’s biggest days and turn an ordinary day into something special – at modern Södermalm’s new hub. We are very proud to be part of Stockholm’s new destination Mälarterrassen!”, says Napolyon Sürer.

The lease contract is a so-called green lease contract. This is when the landlord and the tenant agree on joint measures to retain or improve the environmental performance of the premises.

Mälarterrassen has a total letting area of 4,200 m2 with an annual rental value of SEK 33 million excluding surcharges. Once the premises have been let, the property’s economic letting rate will be 41%. The building is expected to be complete in the summer of 2026.
